Which asbestos survey do you need?
Three survey types under the Health and Safety at Work (Asbestos) Regulations 2016 - we tell you which applies on the scope call.
Management survey
For occupied pre-2000 buildings you own or manage. Location, quantity, condition and risk rating of every ACM, plus an asbestos register and management plan.
Refurbishment survey
For renovating, re-wiring, re-roofing or fitting out part of a building. Intrusive inspection of the work area so nothing is disturbed unexpectedly mid-project.
Demolition survey
For demolishing all or part of a structure. Fully intrusive survey of the whole building; the removal scope your demolition contractor prices from.

Certified asbestos management plan
For workplaces, the Regulations require an asbestos management plan wherever ACMs are identified or assumed. SES prepares the plan from the survey: register, risk assessment, control measures, review dates and the procedures your staff and contractors follow.
It is written to be used, not filed.

Scope call
Building age, size, drawings if you have them, and what you plan to do. Fixed survey price the same day.
- Step 02
On-site inspection
Visual and, where needed, intrusive inspection; samples bagged, labelled and photographed. Occupied buildings surveyed out of hours if required.
- Step 03
IANZ laboratory analysis
Samples analysed by an IANZ-accredited laboratory; standard turnaround 2-3 working days, urgent 24 hours.
- Step 04
Report and next steps
Plain-English report with photos, floor-plan markup, risk ratings and recommendations. If removal is needed, SES quotes it from the same report.

What an asbestos survey costs
A management survey of a standard house is typically $600-$1,200 including up to ten samples; commercial buildings are priced per floor area and sample count.
Demolition surveys cost more because they are fully intrusive. Extra samples are charged per sample at lab rates.

Why SES surveys are accepted first time
Reports follow WorkSafe’s Conducting Asbestos Surveys good-practice guidelines, so councils, insurers and main contractors accept them without re-work.
- Certified surveyors - BOHS IP402 (surveying and sampling strategies) and BOHS P405 (managing asbestos in buildings), with a minimum ten years in domestic, commercial and industrial buildings.
- Accepted reports - written to WorkSafe’s good-practice guidelines, in the format tender and consent packs need.
- Independent by design - the survey is priced separately from any removal, and you are free to take the report elsewhere.

Is an asbestos survey a legal requirement?
For workplaces in buildings built before 2000, yes - the Health and Safety at Work (Asbestos) Regulations 2016 require ACMs to be identified and managed. For homeowners it is not mandatory, but lenders, insurers and renovation contractors increasingly ask for one.
What is the difference between a survey and a test?
A test analyses one sample you suspect. A survey inspects the whole building or work area, samples systematically and produces a register and report.
How long does a survey take?
A house: two to three hours on site, report within five working days. Commercial buildings: from one day. Urgent lab turnaround is available.
Do I need a new survey before demolition if I already have a management survey?
Yes. A management survey is non-intrusive; a demolition survey must open up walls, ceilings and voids to find everything the demolition will disturb.
Can SES remove what the survey finds?
Yes - the same report becomes the removal scope and quote, with no re-survey fee.
