Planned or reactive - how each runs
- Step 01
Log it
Reactive jobs by email, phone or your FM portal; planned items scheduled from the asset list.
- Step 02
Triage and attend
Urgent within the agreed window, routine batched to reduce site visits and cost.
- Step 03
Fix and photograph
Before-and-after photos on every job; hazards (asbestos, mould, lead) flagged and handled by our licensed crews.
- Step 04
Report
Completion note per job and a monthly summary by site, with spend against budget.

How repairs are priced
Schedule of hourly rates plus materials at cost for reactive work; fixed monthly fee for planned programmes. Contract clients pay no call-out fee in business hours.
After-hours attendance is itemised.

Why sites with a duty of care use SES
Our crews already work in hospitals, defence and telecom sites; your inductions and security requirements are routine for us.
- Vetted and inducted - security clearances, site inductions and uniformed ID on every visit.
- Hazards fixed, not flagged and left - a maintenance find that turns out to be asbestos or mould is dealt with under the same contract.
- Auditable - every job photographed and reported; your compliance file writes itself.
Building maintenance across Auckland and the North Island
Auckland-based crews, with regular work in Hamilton and the Waikato, Whangarei and Northland, Napier-Hastings and Wellington.
Building maintenance FAQs
Straight answers to the questions procurement teams, facilities managers and property owners ask us most. If yours is not here, call the office or send us the scope and a division lead will answer it directly.
What counts as urgent?
Anything affecting safety, security, water ingress or trading - a failed door lock, a leak, a trip hazard. Urgent items are attended the same day in Auckland.
Do you provide a planned maintenance schedule?
Yes. After the site walk we issue a twelve-month schedule by asset with frequencies and costs; it becomes the fixed monthly programme.
Do you use subcontractors?
Building and finishing work is our own crew. Electrical, HVAC and fire systems use licensed partners we manage under one job number and one invoice.
Can you work with our FM software?
Yes - we take jobs from email, phone or portals such as [confirm platforms Matt supports] and close them out with photos.
What areas do you cover?
Auckland, Waikato, Northland, Hawke’s Bay and Wellington, with one account manager across all sites.
