How it works

How flood restoration runs

  1. Step 01

    Make safe and extract

Power isolated if needed, water source stopped, standing water removed the same visit.

  2. Step 02

    Assess and document

Moisture mapping of walls, floors and subfloor, photos and readings for the claim; pre-2000 linings checked for asbestos before removal.

  3. Step 03

    Dry and sanitise

Air movers, dehumidifiers and heat drying, monitored daily to target readings; antimicrobial treatment of affected surfaces.

  4. Step 04

    Reinstate

Damaged linings, flooring and paint replaced through SES Property Maintenance; final dry certificate issued.

What flood restoration costs

Emergency attendance and extraction are charged per call-out and hour; drying equipment per unit per day; reinstatement quoted fixed.

Most flood events are insured - we scope to insurer requirements and can bill them directly on your authority.

Why insurers and property managers call SES first

The first 48 hours decide whether a flood becomes a mould job. We attend, dry and monitor until the readings say it is done.

  • Fast and monitored - daily moisture readings until the structure is dry, so mould does not follow the flood.
  • Hazard-ready - wet pre-2000 ceilings and floors often mean asbestos; our licensed crew handles it without a second contractor.
  • Clean-up to reinstatement - one job number from extraction to the final coat of paint.

Flood damage FAQs

Straight answers to the questions procurement teams, facilities managers and property owners ask us most. If yours is not here, call the office or send us the scope and a division lead will answer it directly.

  • How quickly do you need to start?

Within 24-48 hours to prevent mould and secondary damage. Call as soon as the water stops - we attend 24/7.

  • Can carpet be saved?

Clean-water floods, often yes if dried within 48 hours. Grey or black water, no - carpet and underlay are removed as biohazard.

  • Will you deal with my insurer?

Yes - we provide the moisture report, photos and scope in insurer format and can invoice them directly with your authority.

  • How long does drying take?

Typically three to seven days with equipment running, longer for concrete floors and timber framing. We monitor and remove equipment when readings hit target.

  • What if the ceiling that got wet is asbestos?

We test before removal and, if positive, our Class A & B licensed crew removes it under controls on the same job.

Water still coming in? Call. Otherwise send photos.
