How we work with facilities teams
- Step 01
Site walk and asset list
We survey each site, list the assets and defects, and agree response times for planned and urgent work.
- Step 02
One agreement, clear rates
Schedule of rates or fixed monthly programme, purchase-order invoicing, and your compliance pack lodged with procurement once.
- Step 03
Scheduled and on-call delivery
Planned visits on a calendar; reactive jobs logged by email or phone and attended within the agreed window.
- Step 04
Reported and closed out
Before-and-after photos, completion notes and monthly reporting so every job is auditable.

How maintenance is priced
Reactive work is charged on an agreed schedule of hourly rates plus materials at cost; planned programmes are fixed monthly. Multi-site clients receive one consolidated monthly invoice per region.
No call-out fee within business hours for contract clients.

Why facilities managers move maintenance to SES
SES already works inside hospitals, defence facilities and telecommunications sites, so the vetting, inductions and paperwork a facilities team needs are routine for us - and make-good after a strip-out runs on the same contract.
- Already vetted - SES holds current health and safety, insurance and licensing documentation accepted by government and corporate procurement.
- Hazards handled, not referred - mould behind a wall, asbestos in a ceiling tile or lead paint on a frame are dealt with by our own licensed crews on the same visit.
- One number across five regions - Auckland, Waikato, Northland, Hawke’s Bay and Wellington sites managed by a single account manager.
Property maintenance in Auckland, Hamilton, Wellington and beyond
One account manager for sites in Auckland, Hamilton and the Waikato, Northland, Hawke’s Bay and Wellington.
Property maintenance FAQs
Straight answers to the questions procurement teams, facilities managers and property owners ask us most. If yours is not here, call the office or send us the scope and a division lead will answer it directly.
Do you take on single sites or only portfolios?
Both. Single commercial buildings get the same agreement and reporting; multi-site clients get one account manager for every region.
What is your response time for urgent repairs?
Agreed per contract - typically same day in Auckland for urgent items and within two business days elsewhere. Emergency flood, fire or contamination response is 24/7 through SES Specialist Cleaning.
Can you work outside business hours?
Yes. Most cleaning and painting is scheduled evenings and weekends so occupants are not disrupted.
Do you carry your own insurance and safety documentation?
Yes - public liability, health and safety plan, licences and inductions are supplied at onboarding and kept current.
Can you handle building work that needs a consent?
Minor works are covered; anything requiring a building consent is scoped separately and delivered with our demolition and trade partners.
Tell us about your sites
Number of sites, regions and what keeps breaking - the maintenance lead will come back within one business day with a programme and rates.
