Membrane waterproofing for decks, roofs and basements - installed to spec, warranted in writing
Whether it is a leaking apartment balcony, a flat roof past its life or a basement that weeps every winter, SES installs the right membrane system for the substrate and the exposure, with the detailing that makes it last.
- Liquid, sheet and torch-on systems
- Trained applicators
- Flood-tested before hand-back
Where we install membranes
The system is chosen for the substrate and the exposure, and detailed at the upstands, outlets and joints where membranes actually fail.
Decks and balconies
Liquid-applied or sheet membrane under tiles or as a trafficable finish.
Flat and low-pitch roofs
Torch-on or single-ply sheet membrane, with outlets and upstands re-detailed.
Basements and retaining walls
Tanking and below-ground membranes, drainage cell, sump and pump coordination.
Podiums and carpark decks
Heavy-duty trafficable membranes and expansion-joint systems.
Planter boxes and green roofs
Root-resistant membranes with protection and drainage layers.
Wet areas
Bathroom and shower membranes to the internal wet-area code of practice.
How a membrane job runs
- Step 01
Inspect and test
Substrate condition, falls, existing membrane and leak points; asbestos check on pre-2000 decks and roofs.
- Step 02
System selected, quote fixed
Product named, warranty stated, programme agreed around occupants or tenants.
- Step 03
Prepare and install
Old membrane removed where needed, substrate repaired and primed, membrane applied with upstands, outlets and penetrations detailed to spec.
- Step 04
Flood test and warrant
Ponding test or inspection, then manufacturer and workmanship warranty documents issued.

What membrane waterproofing costs
Priced per square metre by system and preparation: a residential deck or balcony typically NZD [4,000-12,000], a flat roof or basement per project after inspection.
Removing failed membranes or asbestos-containing substrates is itemised. Fixed quote before work starts.

Why SES for membrane work
Most membranes fail at upstands, outlets and joints; those are where we spend the time.
- Detailing, not just coverage - most membranes fail at upstands, outlets and joints; those are where we spend the time.
- Warranties you can hold - manufacturer product warranty and SES workmanship warranty documented on completion.
- Old substrates handled - asbestos-cement decks and roofs are common in pre-1990 buildings; our licensed crew removes them without a second contractor.

Membrane waterproofing FAQs
Straight answers to the questions procurement teams, facilities managers and property owners ask us most. If yours is not here, call the office or send us the scope and a division lead will answer it directly.
How long does a membrane last?
Typically 15-25 years depending on system, exposure and maintenance; most premature failures are detailing or drainage problems, not the membrane itself.
Can you waterproof over tiles?
Sometimes, with a suitable liquid system, but tiles hiding a failed membrane usually need to come up. We advise after inspection.
Do you do basements and retaining walls?
Yes - tanking membranes, drainage layers and coordination with drainage and pumping.
Is a building consent needed?
Replacing a membrane like-for-like generally does not need consent; changes to falls, structure or new wet areas may. We advise at quote stage.
Can you fix the mould and damage inside?
Yes - remediation, linings and paint through SES Specialist Cleaning and Property Maintenance, under the same job.
