What affects the cost of demolition
A standard house demolition in Auckland typically runs NZD 20,000-45,000 including asbestos removal and site clearance; commercial and industrial buildings are priced on structure, height, access and material volume.
The biggest variables are asbestos content, distance to disposal, foundations and whether neighbouring structures need protection. Every SES quote is fixed.

Do I need a consent to demolish?
Most full demolitions need a building consent and, in some zones, resource consent; interior soft-strip usually does not. We tell you at quote stage and can lodge the application.
Do you need an asbestos survey before demolition?
Yes - a demolition survey is required for any building built before 2000. SES carries it out as part of the job.
How long does a house demolition take?
Asbestos removal one to three days, demolition and clearance two to four days. Consents and service disconnections drive the overall timeline.
What happens to the material?
Concrete and brick are crushed for hardfill, steel and metals recycled, clean timber salvaged or chipped. Only contaminated or mixed waste goes to landfill.
Can you disconnect power, water and gas?
We coordinate disconnections with the utility providers before work starts and include them in the programme.
